Do you agree?
Do you agree that these are trends you would want in a new home?http://realestate.msn.com/article.aspx?cp-documentid=26685367
Do you hear what I hear......me saying?
It is extremely important for buyers to listen to what the professionals they have chosen to work with are telling them. Buyers as do most people in situations that are a bit overwhelming have a tendency to only hear certain things and then morph those "things" into a tone all their own.
We are hear to help and to help you understand what is happening. If you have a question do not panic or not ask your agent because you assume the answer is bad or even more confusing. We all know what happens when we assume, right? If you are having trouble with how something is being explained to you ask someone else, or ask whomever you are talking to to explain it using a scenario or another way. Tell them you do not understand.
When you are looking to buy a home take it step by step and trust your agent, inspector's and lender. Remember unless you are buying a new home it is like buying a used car. There are going to be some things wrong and most of them can be fixed. It is a process and a normally unpredictable one at that, so listen carefully and trust your way through it!

A new home is now available in the Lee Mill Heights area of Manhattan. It is a four bedroom, three bath home located right off the new walking trail. With a mixed stone fireplace, three car garage, custom wood products cabinets, architectural ceilings and a large amount of finish in the basement, plus storage room and central vac system. Even more features, trust me this home has them!

The surround sound is set in specific places currently and the wiring is there if you ever wish to add more! A amazing convenience to have your home PRE-WIRED!! The pre-wiring including the ability to have your blue ray player hooked up and out of view means less clutter. In addition to everything else this home is pre-wired for a security system.
If you have any additional questions let me know and I will be happy to answer them or set up a time for you to view the property!

Spring around the corner...
Well the snow finally came and boy did it fall on us here in Eastern Kansas. The cold temperatures are never fun but it is always fun to have the snow. Too bad all of us do not get snow days!!!
In real estate news things are picking up. Not uncommon at this time people who are looking to move right after the school year whether it being for kids, work or graduation. Whatever the reason might be it is fine by me. Most of all for me it is a sign of Spring being right around the corner! I think that is what helps me be out in the cold weather
So if there is something you are interested in looking at or you are thinking about selling. NOW is the time to visit with me and see what we need to do NOW so you are ready! Buyers the rates are still low and Sellers technology is Real Estate now so let me show you how I combine the two to maximize your homes exposure! When it is cold outside people like to view as many pictures and tours of homes. I can provide that and I look forward to hearing from you soon to show you how!
Best wishes and stay warm everyone!

Is the weatherman teasing us?????
Well the weather man has been talking snow all week, but it hasn't happened yet. Being raised here I know to wait five minutes, but I am ready for snow. It helps make the cold temps go by much quicker when there is a beautiful snowfall to enjoy. I hope where ever you are the weather is warm and if not that you are amongst family or good friends and enjoying your Sunday night. I am off to do the same with my husband.
Have a great week!

TOYS FOR TOTS

We could not be more excited about the donations we have received from the people of this community for the "Toys for Tots" organization. We at Coldwell Banker have been overwhelmed with the generosity that has been shown by all of you who have donated. We have seen many people both young and old come through the door and drop off their toys. Some tell stories of why they picked what they picked or how much fun they had looking at all the toys and deciding which to buy.
The flood of childhood memories when they see the various toys has brought back a piece of their childhood for some agents. The stick horses, easy bake ovens, tractors and trains just go to show that memories of childhood gifts will last a lifetime.
In the gaining momentum of the "paying it forward" campaign it has been amazing to watch it unfold through the holiday season here in Manhattan.
I also must not forget another business in town who is adding their own touch to the "pay it forward" campaign. G. Thomas Jewelers developed their own way to continue the chain after they visited the local Starbucks this morning and were charged with continuation of the mission. View their Facebook page to see how they are doing it!
If you still have something to bring by come on over, there is still time

Salvation Army Dinner
I want to thank everyone who has donated to the Salvation Army. We held our Candlelight Dinner last night at the Holiday Inn in Manhattan and it was wonderful. We had an excellent speaker who shared with us his experiences through his years in the Army. His message was simple and clear. We never know what small gesture we do to help another person might carry them through life and how far it could take them. One person believing in you can make such a difference in someones life who is down on their luck. He told stories of Bobby Knight's involvement with the Army, a Jazz musician and a owner of a large car dealership in Missouri. How the Salvation Army changed their lives personally, and not just by being involved but actually making a difference in their youth!
The Salvation Army is about so much more then I ever knew prior to getting involved with them. They help so many people in our community and around the world. Whether they help with food, toys for children at Christmas, assistance with paying the bills, daily meals, a home for homeless veteran's or a winter coast for the children. They do their part now we must all do our part.
Please remember and I know it is said alot, but giving is not always about the gifts under the tree. Believing and giving of yourself is and will always be the best gift of all!
